I am thinking about adding on a 2 car garage (read: shop) to my house, and I was wondering if any of you guys had any recommendations for a contractor to do the work. I live in Durham, near the Southpoint mall area, so it would have to be a contractor that operates in this area. I am in the very preliminary stages of planning, and am not really sure what something like this would cost, so I need estimates to see if I can even afford it. Let me know if you guys have had any good experiencesn with local contractors, and I will let them know you referred me when I call for an estimate. Thanks a lot!

Mr. Gorilla,

Can't offer a contractor name, but can advise some pricing from last year for a standalone 24x30 that may help you.
Sitework including clearing, excavation, footing, foundation and piers was $7900.
Shop/Garage package from Builders Discount, upgraded to cement fiberboard over OSB, 8/12 pitch and trusses 16" OC, including a floor of 2X10 under 3/4" TG Advantec was around $8400 delivered. This included lumber, shingles, tarpaper, windows, doors (person and 7X9 rollup). In other words, everything including nails.
Labor, from floor joist installation all the way through door locks, was $5000. Gutters were $300, paint was $600.
I did electrical, lighting, interior sheathing (OSB) and flooring myself for just cost of materials.
Try looking for a remodeler or small time addition specialist. If you want my labor guy's name, PM me. He's from Creedmoor and might be interested, but SouthPoint is a pull.

i would love to have helped you. i own my own bussiness doing home improvements, but south point is a bite of a ride from wake forest! wish i knew someone in that area that did the work! good luck

price would be at least 20000. matters what u want in upper area, finished, area its going in,and would be stick built. more solid in my opinion.

too far for me to travel but i might sugest looking into local zoning before investing to much time and/money. set backs can be a major consern.

I have already looked into the zoning, and according to my HOA since I am wanting to build it on the back of my house it's not a problem. I am not looking for anything fancy, just the bare bones of a 2 car garage, attached to the back of my house. 20,000 is higher than I was thinking, but then again I have never priced something like this out so I don't know.

There is a place in Raleigh off Departure drive that specializes in garages and builds in Durham as well. They have ads in the paper regularly and built my garage/shop. On a scale of 1 to 10, I would say they are a 7 or 8. Price was pretty good overall.
